I'm aware that MA is a very tenant friendly state and I'm curious if anyone who has tenants in MA has any paperwork that they recommend I use as far as rules, rental agreements, and conduct expectations of tenant (cleaning/noise/etc.)?

They'll begin to complain about all the noise (e.g. foot traffic) coming from the unit upstairs.

If everything else is verifiable and they don't have any criminal record, we don't even worry about the landlord part any more since 90% of them won't bother calling back, and of the remainder half might be scams and the other half might have an axe to grind.

As I get older i'm less interested in "the grind" - my body is starting to tell me it's time to work smarter rather than "harder".I am interested in getting a start in wholesaling, I have been scouting out information on the internet and doing a lot of reading over the past 3-4 months.

What a grind. 

Should I just replace it, try and fix it, or tell her she'll just have to deal with the noise?
