We had to evict a nonpaying tenant that I inherited from the previous owner of the fourplex last week and I asked her to have the unit cleaned up and rehabbed by cleaners and contractors which she agreed to work on.  

Often times, these new owners will be desperate to sell their old houses ASAP.Contact mortgage companies; they may know of people wanting to sell their old house/last houseHire bird dogs (sometimes even through craigslist “help wanted” ads)Send mailers to Bankruptcy court listingsSend advertisements, business cards to Accountants and CPA Firms: They have clients with financial problems where an investor can be of help.Send ads, mailers, business cards to real estate attorneysAdvertise “We Buy Houses” using Apparel with Logos: Hats, T-Shirts, Golf Shirts,Send to anyone getting their car repossessed: If the car is going the house isn't far behind.Send ads, business cards to carpet cleaners: Many of their customers are preparing a house for sale.Send mailers to charitable groups/churches: They frequently receive gifts of real estate, but they'd rather have the cash.Send ads, business cards to City & County Inspectors: Code violations and red tags.

That one dollar gets spent seven (7) times in its local economy, (cleaners, restaurants, movies, clothing, rent, etc)  If that job is suddenly cut it takes those seven (7) dollars out of the economy. 

Are you turning yourself or did you find solid cleaners out there?

I have a check-in time after 2PM, check-out by 10AM and get regular requests to extend these times, which on occasion I try to accommodate but limit this keeping my cleaners on a regular schedule, giving them some flexibility to clean the place thoroughly. 

If it's a light turnover you can get it knocked out in a day depending if you are doing it yourself or you are outsourcing different trades (handyman, cleaners, landscapers, etc.) 

Hi Chris, can you please share what kind of returns do you see in Western Catskills.How is availability of contractors, cleaners, landscapers and other people in Catskills.

I also really like the idea of air bnb and I have a few friends that are house cleaners that I would love to give more work but that’s probably getting to be to much at this point.My 21k by 21 goal also coincides with 2 years at my job so I will look better at to banks for loans that’s part of the reason for that date and I have a credit score of 740 that is trending up so im thinking that I can get bank financing ok by myself (I hope, what do you think?)

Nonetheless, I had to pass on some very tempting opportunities (eg: partnership in a dry cleaner business netting $500k) in order to focus on growing our CPA firm and real estate endeavors.At work - Laser sharp focus on providing exceptional tax and accounting services. 

My AC evaporator luckily has an access panel that is easily removed and then a service plug in the side panel of the coil (plastic disc wedged into sheet metal) that I was able to remove, liberally spray down the coil on the 'incoming air side' with cleaner bought from lowes, and carefully spray some water onto the coils from the easily accessible 'outgoing air' side to back rinse after waiting the recommended time.
