Some of the riskiest deals for HMLs are with first time borrowers, so they will be more cautious on your first loan. 

@Kellie Frantz Hi Kellie- I would be cautious about keeping the deposit if you didn’t actually replace the flooring but charged them what it was before they moved in.

If you get an attorney who does not handle a lot of Fair Housing defenses, they will be very cautious and advise you not to do anything until the case is resolved.
