In your experience, has running adds helped solely in boosting likes/followers or do you find legit buyers/investors coming to you from the content you put out?

Also join some of the FB groups such as the WCN crew, Notes and Bolts, and nationwide note buyers and sellers.

According to the VA documentaion you can "purchase a home that needs improvement, or where the buyer wants to alter the home to their preference."

I receive "I assist XXXXXX they are the buyer's agents and can assist you with the buying process. 

There will be lots of buyers there

So I will have to sell to buyer as I will want to pay offf the HML ASAP.

The house we live in right now fell out of escrow the Tues before Thanksgiving, we almost did a showing on Thanksgiving but got in on the Friday after thanksgiving, we had an offer in over the weekend and had the house under contract within the week.What we find is during the holidays, sellers are motivated, and buyers are usually less active. 

I was told that my tenant/buyer had given them notice that her last day in the house was the 10/3. 

Our issue is not finding discounted properties or the cash buyers side, our issues are arising after these steps have concluded. 

@Will Kaufmann i was just about to say this would be a better question for an attorney but you are the attorney :)I'm an investor and Realtor for the reference..Not giving any legal advice, but from a stand point of a relator, it would be unethical to go behind your back and pitch the property to other buyer if they are your agent and you are interested in the property.
