What you are referring to is accelerated depreciation, sometimes called cost segregation.

More than likely you need to look at keeping this and accelerating your loan pay down so you can handle the discount that will come with this loan which will not overly improve (be reduced) with the passing of a short amount time.  

Problem is if they are using debt lenders will want to use 10 to 15 amortization and make most cash flow go towards accelerating down the mortgage.

Don't pay $395+ for a silly accelerator program.
