@Dana Kimberly You are correct, however, this ordinance does not apply to properties located in unincorporated Naples or any other city located in Collier county, unless otherwise stated by the HOA or other governing organization.

Should I start out with a Turn-Key investment to just get started since they already have a team of professionals or try and find my own team right out of the gate?

Same thing with a gated community - how? 

I purchased a SFR in a gated community in Los Angeles County (Gardena, for those who know the area), earlier this year.

I'll be keeping the portable unit until they move out at the end of the month just in case.Oh, and @Dana Baggett, thanks for the suggestion but to get a mini-split installed by my HVAC guy would have been almost two weeks....at which point they'll be just about out anyhow.Thanks again everybody.

Besides that does anyone have any first time out the gate stumbles I can learn from or just any great advice they can share to help me shake off these newbie concerns? 

I actually know of a great investment that's on about 3 acres gated with a decent size home that would make for an excellent flipping opportunity.
