You want to look at the content of their credit history, not a snapshot-in-time number (which will probably have changed by the next time the calculation is run).If the earnings history is there with a solid payment history, I personally would give that more weight than the result of some algorithm....but that's just me.

The beauty of creative thinking in REI.Maybe on your sale of the portfolio of 5 you would rather have an appraiser apply more weight to the income approach because you were a rockstar and go the total NOI to a place that exceeds what the value would be on more of a comparable sale approach.

The police would not do anything more than take the report unless they saw the violations themselves, which they didn't, but citing the number of reports filed gave me some weight with the owner.
