@Adam Philpot, as others have mentioned, you'll want to check with the municipality on any restrictions to use and alterations.

Not sure how this will translate but make sure that you figure this out prior to getting started. 

EX: Zoning, Code Compliance, Layout, Egress, ADA requirements, Etc.I am working on a couple of these type projects currently and a project specific review/feasibility report will be necessary for you to determine both if you can convert and the level of alteration required in order to do so.

Additionally, a large storm could alter the national insurance program for these homes (or even eliminate it) so that has to be factored in under "risk", also. 

So if you have the stats (aka underwriting) confirming that the additional renovations will translate into additional rent, then it is worth continuing with the rehabs. 

One trick direct marketers use is to alter one bit of contact info (like a box #, or phone extension).

That does not change the fact that the management and maintenance are expenses and it does not alter your cash flow.

If you think this mentor will somehow alter your course and get you moving, then it is probably worth the money.If not, then maybe there is something else that is holding you back.What is it?
