Evening BP’ers, I just went under contract on my first commercial property in Memphis. It’s a really nice historic building and perfect for a law firm. I’d. Love to hear about others experiences with commercial properties. What are the upsides compared to resedential? What are the downsides? Anything you know now that you wish you knew then? An historic building can cost a lot to maintain.  I love commercial real estate personally. Lot's of different ways to create more value and equity pops tend to be larger than residential in most markets.

There tends to be less competition than residential where a majority of the masses understand buying houses but not other asset classes. It can be a steeper learning curve in the beginning.
