This will allow me to pursue my goal of hiking the AT from start to finish in 6 months.Year Long goal; to develop the means and methods to buy and manage real estate investments smartly, to find a duplex owned by a "tired" land lord in the Beavercreek and Springboro Ohio area that can be managed more effectively. 3 month goal; to line up a HELOC after interviewing multiple banks/CUs, to establish a well rounded networking group of experts and investors.  1 week goal; to look into different banks/ CUs per week and ask about their terms for HELOC.

If I can close for the right price and what I have been running my models on; I would essentially be paying a smart portion of my mortgage (after I collect from roommates) which is WAY cheaper than my rent in downtown Nashville at my apartment.

That being said, If you are looking strictly for referrals I'd look into the online brokerages that have just simply great commission splits and not much else to offer, I believe one is home smart, exp is another I believe but you'll have to research. the trade off is that there will not be much guidance nor business funneled to you.

This could happen even if the unpermitted renovation was done by a previous owner.If an owner or their agent says the bathrooms have been renovated, it's smart to check and make sure they got the proper permits.

I think municipalities would be very smart to do the same thing, since converting multifamily units to AirBnB rentals reduces affordable housing inventory and drives up prices.
