(think California, NYC, Miami) On the flip side areas with little to no chance of appreciation (think Baltimore, Detroit, Ohio) sell for higher cap rates.

They waived the appraisal contingency, so there is a good chance I'll have to fork over more cash out of pocket than I planned on the make up the difference between the price and what I get loaned.This is a hot area of town, and aside from these issues it is pretty much everything I was looking for in terms of size, location, and quality.

Ticor, Fidelity Fatcoetc etc. its only on the East side were you have all these little mom and pop closers were you really need to watch out. or the off shore companies that have taken the business to India.. these are frustration as well
