Doubt there are too many places that would consider taking a pig so you could probably get away with a bigger deposit and rent premium.I don't charge a pet deposit because if there is no extra damage, then the tenant gets it back.

That is not my case, as EMD's are small compared to the full purchase price.As Ben stated, I too have never had to borrow funds for an EMD, particularly if you are working with private sellers, you can get away with very small EMD's.

Eventually the maintenance will catch up when the big ticket items start to wear out in 10 years but by then I should have made back my initial investment 2x over.If the community continues to improve I could see prices double in 10 years over those in 2012.
