Newbie here -- just signed up for an account last night :)Anyway, my husband and I recently purchased some raw land out in Joshua Tree.

It's still a nice return, but selling it is like cutting down the apple tree and it won't produce any more fruit.

Just didn't want to see you get frustrated and quit like so many do if their initial effort doesn't produce immediate fruit.

I have some clients that have expressed interest in perhaps purchasing and developing raw land in the greater Phoenix area for spec building.

I like picking the low hanging fruit.

Maybe some of the 21 people who didn't leave messages would be interested in selling however my business model is built around low hanging fruit...BTW this list is a new list for me...

But I'm not running a charity and it isn't my fault that life dealt her a raw deal or she planned poorly for her future or some combination of both. 

I avoid condos, commercial, raw land, and extremely rural properties. 

Questions from BP Podcast Episode 11:1) Has anyone ever pondered the thought of buying the raw land and then constructing property on top?
