It's great to hear everyone's optimism about this area, I'm really hoping to see it turn around because there's so much potential there. 

However Ikea furniture is optimized for shipping logistics, not longevity.

If you use a realtor to rent the property he/she will run rental comps off MLS for you, and that's the best way to determine the optimal rental price.

For the most part, the furniture is arranged in a way that optimizes for pictures first; we can then rearrange, if necessary, for buyers walking through.

As much as the layout is not the most optimal, it seems the price is keeping anyone from looking.

The single biggest question you have to ask yourself is if you can identify the cause of this facilities sub-optimal performance and, if so, can you fix it.

I'm just trying to think creatively and optimize my sale, expecting that the group loan will negatively impact the sales price.Thanks for your help!

There are solid areas where you get the right balance of affordability, strong cash flow and good tenants, so do your homework on the areas to invest in Chicago to optimize returns and minimize headaches. 

If site is not optimal then looking at say a Bojangles that won't pay close to the rent of a pharmacy.
