check your local ordinance as here it is 1.5 parking spaces per unit, also check the lease agreement if it does not clearly state 2 spot allowance then they arent entitled to it , so youll just want to negotiate that, but try and have the current owner do that as they already have a preexisting relationship and if you are moving in, the last thing you want is angry tenants next to you

Be patient, drive by the parks, develop relationships with park  managers, and the next thing you know you have too many to buy.
