I have excellent FICO, really good income from full-time exec assistant job and lucrative but inconsistent part-time modelling and wanted to invest in 5-6 interesting properties.

I've found that if you find an investment-centric broker, a lot of help will flow from that relationship.

., if you're not willing to pay for a home inspection then they might assume you're not serious about the home, and therefore they may not invest their time doing a walk through with you).Its definitely harder to get estimates/opinions from contractors without having a relationship with them first, and its hard to develop that relationship without doing business with them.  

Ex: using a contractor that a friend had excellent experience with.

Ive been working with few projects around container homes, mainly on the container supplies side since i could get great deal and have good relationship with container manufacturing company in Vietnam.

I think investors overpaid...some bought from seminars local realtors would take to California to sell brand new golf course community homes or old apartments in excellent school areas “renovated” into condos and sold for more than the single family 3-2-2s down the street.

Have also developed a good relationship with bank over last few months.

We do get some direct from the Bank Foreclosures, but that's due to our relationship with them.
