Sounds like you have a great future started, but don't bail out, you have many productive earning years ahead of you, but yo can now take a different attitude toward earning, it's no longer out of desperation of "must do", but rather "can do". 

They are giving away free info to promote their band (it works) and when they got an audience that is desperate for a change in their life they gut them with hope.

Repeat with #2 & 3 if they don't get with the program.Landlords that are selling can get desperate to fill a unit and take the first warm body.

I have been looking for sometime to buy multifamily/apartments 20-100 range.Live in Texas but market to hot for cash flow.Can’t rely on appreciation alone and buy at 5 caps.Out of desperation even looking at Chicago; the cash flow seems tempting in the 9-10 range.Obviously areas like Gresham, guess very high crime and can’t even walk to see property you own.Is it unrealistic to think that you will have Mgmt run the apartments and you just take the cash flow; and have nothing to do with it?

Sub 2 works with a DESPERATE seller who wants the property GONE in the worst way.
