Out of state investors are vital to the growth of Jackson. 

There was a pre-move in inspection, the city inspector found no problems and it was specifically stated it was as-is in the lease. 

The property is in PG county Maryland, and I live out of state.  

One of our members recently put together a great article talking about the history of Johnstown, the struggles our town faces in general and within the housing arena. 

Any suggestions for out-of-state investing? 

It is not a community property state, so you can set up an LLC with yourself as the sole member, but need to make sure in a will, the property clearly passes to your children should something happen to you.

Nope - DSCR is typically the best option now for refinances - I actually published an article on this exact topic last year here on BiggerPockets - ALl the options for BRRRR financing (including refis) and pros/cons, etc - hope it helps!
