And it just so happens that the seller happens to see his/her property being advertise somewhere with the impression that I already currently have it under contract?

I haven't done a mail campaign in a while, so its been six months+ since I did it, but liked the website.

Also for networking and advertising, you are an exclusive member of large gatherings of people (assuming you're in the military) on base. 

But for units of 4 and over, where those advertisements are?

Not sure if your adwords campaign will be the best. 

I need to start my direct mail campaign ASAP!  

Was this advertised as owner financing or did you work out the deal etc?

Examples.As an agent you would have to disclose your an agent in any of your direct marketing this goes both ways some are in the camp that sellers will think they make more money dealing direct than through a broker and much direct advertising that folks due points this out IE no fees to sell..
