I hate this auto fill mortgage company

Another tactic, if it is a rental, is to quote everthing together (your Homeowners, auto, umbrella, and this policy) to see if a company will do better on all.  

Quickbooks Cloud (QBO), works pretty well on rentals (see below).Big learning curve, but you can set-up auto invoicing (with recurring set-up).

Windsor is and always has been cyclical and while I wouldn't say it's over-priced, it's fully valued, the pickings are slim for good properties, and I see some downside risk as the auto sector cools off.

As a licensed agent for home insurance, we tied umbrella insurance to auto insurance.

@Jeff Greenberg  I kind of like the board of realtor forms in SC.. they have auto 10 day extensions for financing issues like these.. 

  - You need to set up auto pay the underlying and the buyer to set up auto pay of the wrap note so each month that bank account is growing a bit by the interest rate arbitrage.You are loosing depreciation, the deed changes hands to the buyer.  

Any suggestions to establish electronic or auto rent payments etc?

Most agents can set up an auto-email that sends you daily (or as often as you want) updates on properties that meet your criteria.
