The things that a lot of renters seem have in common:  Smoking, Pets, Car Payments and  Expensive Cable TV Service.I will not rent to a smoker unless I am desperate for a tenant.  

I would also recommend you go with broadband internet as apposed to cable TV.

Welcome to BP-- Instead of Rental houses --stay with students --Single Family home -rented to three or four students --will be more profitable and will have better positive cash flow then SFR --being Close to campus-you can even have bunk beds and have six or more students in one house --with a common kitchen and living room --give them a nice 42" or 50" TV and cable connections--free interenet --etc summer may be vacant --so charge rent for 9 months and keep cash reserve for summer month's mortgage payments --How much money do you have in 401K ?

Watch all the tv shows where they are showing homes.

Turn off the tv, fill your phone or player with info instead of beats and learn, learn, learn!

I’m regularly on pretty “big name” podcasts answering tax questions, have appeared on National TV answering tax questions, have an Amazon best seller accounting book and was featured in one of Brandon Turners books. 

I think a lot of people watch the TV shows that show flippers making tons of cash and none of the problems that invariably come up (ok, the one problem always comes up and then they find the money by saving somewhere else to cover it . . . another fallacy). 

It has appreciated handsomely, sheltered my income, and for a few years, was a source of rental income.I certainly get some utility out of picking my own finishes and fixing things at my leisure.

I'd move the Direct TV disk if you can, subject to its need for a certain angle of the southern sky.  

I was a bit of a reality tv junkie for awhile, and I recall a show where salvage contractors would bid on demolition jobs.
