Great acqs - student housing is worth looking into, independence area has been getting lots of attention (the schools teaches from Kansas are transitioning to MO), folks from the Ford plant in Claycomo seem to like living close to the highways for access.

That means the home has a fairly nice yard and landscape, with lots of flowers/bulbs planted.

It also depends on which county the property is located in as to which Title company has 'plant' in that county.

The property is comprised of four 2b/1ba units in the South Dallas-Fair Park neighborhood and is right across the street from a large industrial plant.

What you need is to fix the brick planter walls and some plants, assuming you are doing this! 

After having multiple potential buyers want to look at the home- because the comps look great and I have it under contract for a great price- but then not even willing to come view the property because there is a water renewal plant across the street (I know, what was I thinking), I have hit a road block.

It was planting season when this happened. 

A couple of small shrubs as foundation plantings to replace those yellowish ones that look dead are cheap at Home Depot, and if they die, HD replaces them.  

I’m a firm believer in ‘planting the seed’ and potentially even offering him a low price then walking away.
