To that end, I’ve been listening to the podcast (starting from square one, currently episode 15 and counting) and educating myself as much as I can (#ultimatebeginnersguide).I have a regular day job as an online help content specialist in Boulder, and my family (an amazing wife and 2 equally-amazing kids) is excited for this next adventure in real estate investing.

But, I haven't heard any talk of a "90% Rule" being encouraged on BP, and I daresay, neither should it be.I HAVE recently seen a "Flip or Flop" episode where the fellow paid $900k, and they knew they'd probably have to put $150k extra into it, where the comps were $1.2-1.3M.

Marketing a property that you don't own requires a real estate license in every state I know of.My advice is to listen to that episode and do it right.
