I should have added I guess that the rehab costs (roof, deck, floors (refinishing), kitchen (cabinets/counter/floor), bathroom (tile), deck, AC unit, water heater, some minor modifications to the interior space, complete painting on interior and exterior, new front and back doors, some landscaping) would cost about $40,000, which would put me all in around $90,000.

I can understand many reasons why people may want to limit or eliminate pets - smells, afraid of dogs, reptiles, whatever - but I have bought plenty of rentals and the majority of damage in these properties are done by wayward people - holes in drywall/doors, broken kitchen cabinet doors, filthy appliances, etc.
