I completed a similar rehab: needed insertion of beams for structural support when we took down a wall between dining and kitchen, plus new deck, and a few window enlargements.  

Or half way through your repair, you need to go get an extra part, what do you do with the pile of screws on the countertop, or the drill, or a razor blade on the floor? 

Tenants do not have any decks with their  units.  

I downloaded the slide decks from last year's and 2014's event though, and will take a look through those.

@Aj Bowman You can look to make a bigger deck (if possible) or knock down some walls to create more room.

So this property has some of my worse tenant stories (including tenants that turned the yard into a giant mud wrestling pit and a tenant guest being decked by a neighboring tenant) but has been the family's most profitable property.  

The area has everything from small beach bungalows to 6 BR homes with multiple sun decks and high end finishes.
