We are pretty sure that the walls that are up now are just thin sheetrock & wood paneling essentially and that they are not fire rated. 

It will have a 12/12 metal roof and a combination design of Hardy Board cemititous exterior paneling.

I need insurance for a property with Fed pacific PANELS, minor leak under sink, and limbs hanging over roof. 

Thanks to @Mark Robinson at Watson Realty we are going to have the Sept 8th meetup in the conference room at the Watson Realty office at 4516 NW 23RD Ave Gainesville, FL 32606.We'll have a panel of people including me as someone who just put there first property up last week and came up with a ton of questions as well as Lorne Rodriguez from Keller Williams who has several properties and knows much more than I do.

The topic is a panel with 3 established area investors( including myself) talking about how they got started and sharing lessons learned. 

You are right, a bright off white does wonders for paneling! 

We had a discussion panel about house hacking and I had it professionally taped, waiting for them to send it over to me so I can post it up here on BP.

Other options (panel board for example) might be a little more durable, but they will probably look strange and will be much harder to repair when the inevitable hole/damage occurs.I'd focus your time and effort on doing quality work on the front end and paying folks who know what they're doing.  

It is just a carefully planned process.Bought a 2 bed 1 bath layout in Leimert Park (average price point as of Jan 2023 is $1M), remodeled the existing 1924 craftsman bungalow plus added a 3/4 bathroom/HVAC/200amp panel.

.)- interconnected smoke detectors- bedroom windows- proper plumbing ventilation- separate controllable heat sources- access to electrical panel controlling suite for tenantetc..One thing that I do NOT like about the new bylaws is that work must be outsourced to a licensed contractor.
