:my insurance never asked, i never asked either..i have tenants with pit bulls, no issues.This is because I just read that Michigan in one of two states (PA is the other) where they've made it illegal for insurance companies to discriminate against certain dog breeds.

I am a real estate investors at heart as I have 13 doors currently in Michigan, and will look to follow that same concept in Illinois.I have looked at Lakeview, Rogers Park, Hoffman Estates, and Itasca, basically anywhere I can get to the city by transit in 30-45 min to downtown, as this is where my new job will be at.

So rents are 1.37% of sales price which isn't an end all be all number but it gives you a quick gauge of how your gross rents will fair at the current asking price.FHA 3.5% Down175,000 sales price168,875 loan amount + 2955.31 (upfront MI financed - FHA) = $171,830.31Mtg Payment @ 3.875% = $808 per monthFHA monthly MI $189.98Taxes $393Insurance $100Utilities $ 350Repairs $ 200Total $ 1940.98If you live in one unit and rent the other 3 for 600 each you'd be net negative by 140.98 dollars per month ($1800- $2160.98) with conservative numbers above.
