The SF market does get pretty competitive, so most of our clients that can't get into SF shift their lenses to West Oakland/Alameda area which is relatively close to San Francisco driving via the bridge and a few Bart stops away via public transportation.

I don't think there are any out there that deal exclusively in multifamily but I've seen the following offer multifamily turnkeys (mostly duplexes) sporadically: norada, bridge turnkey, goamerivest, Ohio cash flow, and one other which I'm not even going to mention since they offer duplexes in very questionable areas and their rehabs can be very much below par.

I would say that the net effect of Thunder Valley was positive, not only to the city of Lincoln where it is located, but also the neighboring Twelve Bridges and Lincoln Crossing communities as well as commercial activity along the Highway 65 corridor and neighboring cities of Rocklin, Roseville etc.The City of Elk Grove had been looking for an investor for a long time, who would take over the derelict land where the original elk grove mall was supposed to be built.

BUT, they also denied due to the property being '"too rural".Corevest: they offer a 12 month bridge loan which is the closest thing i've found to working. after that time i'd need to refi into something else. the rates are 6-7% which does still mean the numbers make sense. i'm considering this option..I have not pursued conventional loans because my partner and I would like to keep this property vested under our entity.
