After months of searching for properties I've identified a multi-family that perfectly fits my criteria but due to life events (getting married and my future wife and I bought a primary residence) I'm short of the typical 20% down payment that most lenders are requiring since I will not be occupying the property.

Another thing to note is there is no mention of using the garage in their lease (I inherited these tenants and they had already been using the garage with the previous owner, and when they renewed with me, my lease didn't state anything about using a garage).What I can do (but don't want to do) is to delay my project AGAIN by having my construction guys come by a week later after the shed is built, to give the tenants time to move their stuff (will the shed fit all of their stuff?

I've seen conflicting information that it's wise to lock one on prior to having a deal (through general questions to find a good fit) and I've also seen it's fairly easy and efficient to vet them once a deal is found and they can actually submit bids.

Now in terms of meetings being online, it's all good to me considering I kind of love how much work is actually able to be from home considering this way we won't keep making the earth have more greenhouse gases that are eventually going to turn Vermont into waterfront (unfortunately true, unless carbon sequestration picks up).I wasn't aware that there'd be other newbies as well at most meetings I attend, but it seems that I'll fit right in.
