Rates will be a function of loan size sometimes.

GP fees are not a bad thing, but we need to take them in context.I have no issue with GPs receiving compensation, that's how this business has to function.

I do most of my flips / new construction for the "small but functional" crowd.

From their response, there is currently no function for this.example: Property 'A' has 4 buildings with 4 separate addresses:Building 1 address is 100 main street, Building 2 address is 200 main street, etcCurrently there is no way to put multiple addresses on one property, the only way to do this is to make the units 100-1 and 200-2.This may not seem like a big issue but for the full functionality of the services, it is an issue. 

Your best play at buying at auction and being smart about it is to:- Run your numbers excellently- Assume it's in rough condition, work off the exterior clues you can observe- Call the utility companies and get the past 12-24 month bills from the house (indicates systems functioning, etc)- See if you can get some "advanced info", like former zillow rental pics, old MLS photos, a neighbor that has the scoop, etc.There are some deals to be had, but it's a far cry from the "pennies on the dollar" world of pre-2015 auctions. 

It is not that the unit wasn't functional. 

Check the pump twice a year for functioning and the activation floats.

I use a google spreadsheet to analyze multifamily deals but I don't have any functions for the BRRRR portion.
