You'll end up rationalizing your way into bad (very bad) deals that will have a domino effect on all future deals. 

@Austin Andrews I am looking for home for my family and I and then I can look into buying to rent in the future.

I have spent a lot of time reading through guides like Brandon Turner's How to Estimate Future CapEx Expenses on a Rental Property and How to Buy a Small MultiFamily Property: A Step by Step Case Study, which have been incredibly helpful. 

That's true - I cannot predict the future either.

I never actually used it or anything, and whether or not it's a gimmick; I didn't care because in my opinion, it planted the seed for the future.
