@Christopher Erwin, You're expressing a common sentiment but I think it deserves to be tempered with some commentary perspective.  1031s represent less than 10% of the entire sales numbers. 

My father has expressed interest in moving to the area, and might be inclined to live in the 1/1.

I ask them questions and I want to see their facial expressions.
