Find a deal, put it UC, start DD while finalizing your investment offering deck, start shopping for debt and equity together, finish you DD, and close.  

Deck was early August and the rest were all in October (some mid, some late).I thought tools had to be capitalized since the life is more than a year.

I have a nice backyard , a nice deck that wraps around, front yard, about 4000 sq ft. and its a corner house. my property looks across the street at 3 other houses and covers the same amount of space as them combined. 

Example, someone selling mobile homes ( dealer) , tell them we are looking for another park, large asphalt work completed ( they service other commercial ) tell them we are looking for parks, a lot of the guys we use say for decking, skirting , electric, are typically doing work in other parks as well.

I used a deck scrubber and Simple Green (purple heavy duty stuff).

Also added new deck to upper level that has amazing views.
