If the property is not depreciable (IE the allocation of the purchase price to land), then it can escape ordinary treatment, but it also isn't depreciable.https://www.thetaxadviser.com/issues/2011/apr/casestudy-apr2...If you find  a cost seg provider that legitimately carves out 60% of the purchase price of a building to short life property, let me know who it is  My experience is more like 20-30% on average of the building basis from an architect based study unless it is something like a Hotel/Motel or Mobile Home / RV Park.

If the properties you're buying are going to be investment properties, DSCR loans can be a good option if you don't or can't do an income based loan. 

@Chris Hutchens based on previous comments it looks that you're looking to acquire long term rentals.

I'm thinking something that could auto populate industry average estimates on time for certain tasks based on the inputs of the work. 

We have not had any gender-based conflicts.

But I want to set some parameters when I analysis a property based on  your feedback, so when I find a deal its more appealing when I present it to a PML or Money Partner. 

They may use different methods to establish value based on market, conditions, and availability. 

I have a few ideas based on research but I'd love to hear people's opinions. 

Based on your time, energy and capital you have to deploy will dictate where and what strategies you can use.
