hi charlotte. i have never used a PI to locate someone, but i have several different methods i have used. first, find out if they own anymore properties in the area, even if it is a rental. they may have a tenant or 2 that would send you to where you can find them. second, check the local newspaper for obituaries. if they have passed away, the obituaries always lists the surviving relatives. find them, one of them will be in charge of the estate. also, call the local hospitals and jails, they may be in there as well. lastly, knock on neighbors doors. every neighborhood has the local " busy body" that knows everything about everyone. find them!!!!!........

I now put something towards the end of the body of the ad that reads something like "put the words - Bigger Pockets is Great" to ensure they can follow instructions.This will week out a lot of the applicants.Also, be sure to start very slow with your task list.

I would reckon that even an LLC is somewhat of a head ache from a regulatory perspective - you will need an attorney to draft a PPM, also I believe you will technically become an investment adviser so far as The Investment Advisers Act of 1940 is concerned, and probably an investment manager in the scope of The Investment Companies act of 1933.

Most of them are not going to be on BP, as just the idea of having an interest in furthering your body of knowledge and improving operations is somewhat antithesis of their main goal in life, which is turn dollars for as little work as possible.That's not to say that low-end landlords are all slumlords.

Now I'm an aviation attorney in Tampa handling aviation litigation, aircraft sales, state and fed regulatory issues, and anything else where aviation meets the law.I got the REI bug two years ago and have a few triplexes in PA and im looking to keep expanding.Keep me in your roledex for any of the above.PS- the chutes on the Cirrus can be great---when you use them correctly.
