There are alot of CPA’s out there that are just as afraid of the IRS as any Tom, Dick, or Harry and won't let you write off legitimate deductions.

I also read Tim Harris' Comercial Real Estate for Beginners and found that to be good in understanding the process a bit better though not solely based on MF it had a good section on it.

@Lebert Wilson-Harris I do not know the answer to your specific question, but my guess would be that you could rent each separately as long they qualify and are able to pass the Section 8 inspection.
