Painting trim depends on how disgusting the tenants were, usually a semi gloss means they can be wiped down.

I haven't even looked at whether this is allowed in our city and even if city allows I highly doubt our historical preservation society would approve...last year the house across from my rental got into a legal mess with the HPS on the window trim color...ugh...In this property I have six spots.Last tenant parked in that spot didn't complain.I was in that spot for a couple of weeks last October and didn't notice and I notice everything.

You could do the reverse and leave the trim, windows, post and shutters white and redo the siding, but it will cost more.

Even if they spray a little paint on the trim or floors by accident it's not the end of the world, carpet gets replaced every 5 years anyways...Again though, these are not top of the line places, but the middle market as well so 40-50 years old and showing signs of age.
