I have found a 4-plex that my partners and I are highly interested in, but wonder if I could get some advice as to what to ask for now (haven't even scheduled a tour yet), during the tour, after the tour is done (assuming we're still interested), etc.?

Right off the bat by you wanting someone to fill out an application without even taking a physical tour, stating that  it's a waste of time, is telling everyone that their time isn't as important as YOUR time.  

This will start narrowing down your parameters to then setup property tours.

I have been to several REA clubs that deals with Real Estate and I am very tired of meeting people trying to sell me a book/package/bus tour, and etc.

How often do you find that broker's come clean on deferred maintenance before touring the property?

I have recently completed a tour of Ocala and it has a lot going for it with a Chewy's plant and new billion dollar horse facility.
