Rooms are going for $700-$800/mo right now on the low end, and my whole place would rent for $2500-$2600/mo. if I turned it into a rental tomorrow.Those numbers are, of course, not even remotely close to any 1 or 2 or 3 percent rules, but I wanted a place to live, start my investing career, and I was tired of throwing $2400/month in rent out the window.

One thing I've heard from more seasoned investors is that a negative cash flow property might sound like a good idea in some circumstances, but in real life, boy do people get tired of writing checks to pay for something they're not seeing the benefits of right now.
