Buying the note before it goes to the auction would seem like a good way to get the property back for flip or rental, rather than being on the other side of the table as a bidder.

Seems like a risky plan and if there is that much upside on the rent why not just adjust the rent yourself (doesn't need to be immediately if you're that afraid of losing tenants, just do it a little more tactfully, maybe make some small improvements or give them some more time to make it more agreeable) and keep the property?

At this point things do not seem contentious, and having a verbal dialog in person inside the rental unit might give you an idea of where you stand in getting your deposit back.What I mean is showing the pictures in person to the owner while the owner is standing in front of the place the picture was taken when you moved in well before you move out.Good Luck
