if you were to use traditional financing 75% -70% LTV, depending on the refinance type and loan amount:If you were to use DSCR you are able to do up to 75% if gross rents cover proposed mortgage payments, if that is not the case then you would be limited to 70% LTV; We have many Non QM investors exiting the business and lots of investors are tightening up their lending qualifications..Also, there is seasoning requirement with some exceptions...Please note, programs might have additional restrictions/incentives for specific states..For example higher minimum LTV%...As an incentive example if you are a minority investor, you might be eligible for an interest rate reduction...Feel free to reach out with any questions!

As part of the qualification for the loan, the lender will include your profit/loss of your rental recalc'ed using 75% of your rent schedule (NOT your profit, but your rent).the fannie mae guidelines allow for the use of expected rent as part of your qualifications
