I've seen other advertisements fishing for "Premises Liability" suits - after violations are issued to a property they reach out to the tenants to see if they have been harmed by the supposedly "dangerous" living conditions.BUT - that's no reason to spend thousands "protecting" yourself in my opinion.

If it has been listed on the market for 2+ months, then I don´t see the harm in making an offer under the listing price.You´d have to wonder why it is listed so far below market value in the first place though.

Sub2 deals aren't that complicated, but you do need to understand what you're doing, you can do a lot of harm to the sellers doing it wrong and some states have some laws in place because people have gotten burned. 

As long as your very clear on what you will do once you get the person to call, then I say no harm, no foul.

When so many are out of work and desperate to get something going fast, these guys do much more harm than good.

I've found lots of trash, grow lights in attics and of course lots of paint it seams like every house I get has a paint collection and yard chemicals and I have a shelf in my office that is covered with little tokens I found over the years every thing from coins to old cast iron toys. still waiting to find the pot of gold :)

If I understand this correctly, then it would be more harmful for us to perform the above strategy due to the negative tax implications.
