My $.02 If I was relocating from CA I would consider Las Vegas NV, Phoenix AZ, Boise ID, SLC UT, Nashville TN, Austin TX, Tampa Bay FL, Raleigh NC, Asheville NC, Charleston SC just to name a few.

I'm leaning towards looking outside of LA in Riverside, San Bernardino and Kern Counties, or maybe even Las Vegas.I feel my best bet, though, is to focus on out-of-state investing back home in Houston, Portland, Jacksonville, and other places I have family members.
