While they issued a residential zoning due to his non-compliance, there is, in my belief, very unlikely.

Hi @Mike Trupiano,This is definitely a question for your compliance person.In general though, I've found no need to bribe realtors.

In regards to accounting for the payments, you can probably board the agreement with a company like FCI and they will handle the accounting and administration and compliance.  

I'm pursuing my CPA certification and my current work experience is in auditing and compliance work, yet my passion is really in real estate investing.

The trust is anchored as both, and classified domestically by maintaining IRS compliance with USC section 7701.
