Bogus LLC should have been a clue, too.Go see a RE atty to cloud the title with the quit claim deed you have and find out what your options are.

Unfortunately Title IV was only implemented in June of this year and still has a legal cloud hanging over it with the states trying to protect their turf.

I thought I had a title company to work with that was auction friendly but it turns out they don't like to deal with tax foreclosures and won't work with us on properties that aren't occupied to remove any clouds from the title.
