What you are referring to is accelerated depreciation, sometimes called cost segregation.

The lender may have the right to accelerate the loan when/if they get notified of a ownership transfer.My question is how the seller/original owner is assured that the payments will continue to come in.

By accelerating your depreciation schedules, you reduce your taxable income which in turn increases your operating cash flow.

If you think you will go FHA, Conventional, 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

I think today it is much easier to learn and accelerate your timeline with the BG and Youtube.
