The American Rule, correctly, actually states that:'Parties shall generally bear the costs of litigation, but may contract out of it or rely on statutes to impose costs'.Bottom line is, that is false and incorrect information.

Personally, I wouldn't buy a rental in SoCal unless I got really favorable terms, was in light cash or I was able to get one of those absurd <4% bank loans.

Bad tenants will often have judgement against them, so when you run a credit report and see "XYZ Property Management", that is your best clue.The other side of the argument is that some tenants are falsely accused or over charged.

Just like I'm getting false positive doorbell chimes now, I wouldn't want the opposite to happen where 1st floor tenants think someone knocking on the front door is for them if that's not the case.Although I do like that (contrarian?)

I have looked her up using background check sites online and I'm pretty sure its legit... plus she has checks in her name, a credit score, etc... so I would be suprised if it was a false ID.
