The American Rule, correctly, actually states that:'Parties shall generally bear the costs of litigation, but may contract out of it or rely on statutes to impose costs'.Bottom line is, that is false and incorrect information.

Personally, I wouldn't buy a rental in SoCal unless I got really favorable terms, was in light cash or I was able to get one of those absurd <4% bank loans.

Overtime these are basically subsidized by state and on a passed down level become absurdly low.

Bad tenants will often have judgement against them, so when you run a credit report and see "XYZ Property Management", that is your best clue.The other side of the argument is that some tenants are falsely accused or over charged. 

While I am still learning and researching as much as I can, it doesn't take an investment genius to know that the real estate market in many parts of California is absurd...

I think a lease is a false sense of security.  

Wisconsin is a state that recognizes a verbal contract, so the general comment that verbal contracts are not legal is false.

Just like I'm getting false positive doorbell chimes now, I wouldn't want the opposite to happen where 1st floor tenants think someone knocking on the front door is for them if that's not the case.Although I do like that (contrarian?)

I have looked her up using background check sites online and I'm pretty sure its legit... plus she has checks in her name, a credit score, etc... so I would be suprised if it was a false ID.
