Top 20 might work if they aren’t on the coast.I would check out Albany, central nj, northeast Pa, Hartford and western ma as they are all driving distance from you.I would consider trying to house hack in NYC.

Lived in the western suburbs of Chicago my whole life.

Western states (anybody from California knows this really well) practice this a lot.Find a local attorney (not just any attorney but a real estate attorney) who has experience with this, probably back in your town where the home is located.I think taking up seller financing is a great move and there a billion ways to pull it off.
