I have found that the people in this town are great to deal with, and dont need to be baby sat, like in the bigger city that i live in.

My wife is walking our baby around neighborhoods and hanging door cards on the door.

I grew up as a gymnast, got into marathoning and cycling but let fitness go when the first baby came along.Now 2 wks into a life of yoga.

Also, as my wife says, "I can grow a nine pound baby inside me and push it out through a tiny hole, you try that sh*t!" 

I have had one baby for almost 10 years, and only this year did I have a non-routine vet bill (excision of 2 cysts, removal of 1 lipoma, several tooth extractions, laser treatment for arthritis).

It will be more like a diary on al the things I am doing with this flip from getting the lead, to making the call to signing the contract, to picking a contractor, to making the plans to doing the flip, to selling the house to getting my check, to running 3 laps around the block naked yelling like a baby pig waving the check high in my hand.

Because I didn't buy the property with the intent of using the BRRRR strategy and it is probably apparent in the numbers but I intend to re coupe as quick as possible and my next property will be using the BRRRR strategy so I can invest quicker than I currently am because my current plan was to purchase a property a year but I want to promptly ramp it up to 2 per year  for the next baby step and I am just trying to find the best strategy to ramp it up!

Consideration, your EM deposits, this is a gray area as to what is reasonable, but reasonable for real property is never ten dollars or a promise to kiss your baby. 

Most tenants are as lazy as dirt and as responsible as a new born.
