But I think it will come back strong because companies like Google and Apple have too much real estate capital invested here to relocate now.2) I think that an OOS real estate investment of this size would have returned lots more cashflow over the past 2 years and some appreciation too.

Seems interesting also to note that you can directly relate this to cap rate (perhaps to allow for a more apples-to-apples comparison of a residential investment and a commercial investment).

It just isn't apples to apples and the accounting is setup in a non-customizable way that may not even work for our company.Lastly, the staff or "Implementation Team" is not very helpful and don't even seem very knowledgeable in their own software, that's if we can actually get them on the phone.Has anyone else had these issues with their switch?

But it's not apples to apples because they're 2 different markets, and most of my LTRs were purchased years ago whereas my STR is a much more recent purchase, at a higher price than I would have purchased the equivalent at the time I was buying my LTRs.

It may not cost 3,000 bucks to invest in the alternative investment, just to keep apples to apples, but probably not included by most everyone. :)
